The bricks are combination of alpha and painting. Brick area is with higher mesh density.
How you add selective density to specifics areas?
When painting/sculpting enable Dynamic topology.
You’ll probably have to do some tests to find appropriate value/resolution.
You cam mask out areas that you don’t want higher mesh density before starting.

So, if I add alphas in some areas mask off the areas and using dyntopo add the alphas?

Yes, in material turn the surface glossiness in override painting to 0. Then you can control the roughness in the normal paint surface settings.
